The ADA (Americans with Disabilities Act) is a federal civil rights law, whereas Title 24 is part of the California Building Code (CBC). In many cases, Title 24 is more stringent than the ADA. For your project to pass inspection in California, it must meet the specific requirements of the CBC in addition to ADA. Generally, the stricter requirement is what should be followed.

  • Chapter 11A generally applies to private multifamily housing and follows standards similar to ANSI, and allows for a floor slope of up to 4.17% (1:24). Chapter 11B applies to public and common-use buildings, adhering to standards more closely aligned with the ADA, including a stricter maximum floor slope of 2.08% (1:48) and specific clear floor space requirements.

  • To achieve the strict maximum slopes required by the California Building Code for public use, the floor must be perfectly balanced. This engineering requirement is why Title 24 units do not offer left or right drain options. It's also important to ensure the subfloor is level to avoid puddling in the shower pan.
